From the west, A23 at Brighton take A27 towards Lewes. Take outside lane as you approach the Ashcombe roundabout (50 mph speed limit and traffic lights). Take third exit to Kingston. Follow narrow road under bridge and up the hill. The Avenue is second turning on right and house is second from far end on right hand side
